Torsion Spring Service
Most doors these days run on a torsion spring system. One spring for a single car door (up to 10' wide) and two springs for a double car door (over 10' wide). These springs will last for a certain number of open and close cycles and then you will typically find a break in one of them. The break will cause the door to be very heavy and most motors will not be able to open the door without assistance.
If your door is only opening up to 12" from the ground, it may be a broken spring.
